Co-Hosting Management

At HostyCo, we know sometimes Full Management doesn't suit everyone's needs. If you're an owner with an established Airbnb or looking to start an Airbnb and you just need a bit of assistance? We've got your back. With the flexibility of our Partner Program, you'll be supported in all the areas you need without paying for any of the extras you don't!

Onboarding is a one-off charge of $750 (Inc GST) that covers listing your properties + professional photography.

HostyCo charge a 12% Management fee per month on all bookings plus $40 Flat rate (Inc GST)

No Lock-In Contract.

Flexibility is our point of difference! Owners can rest easy knowing they're not locked into a 6-month or 12-month contract, we want to take the stress out of it. HostyCo offers a no lock-in contract: Sign up, stay as long as you like and then depart when you like with no exit fees. We just require you to honor your remaining bookings.

How it works?

Getting set up as an Airbnb is easier than you think!

Step 1#
Contact Us

You'll speak to either Emily or Helen when you reach out. We offer non-committal and complimentary income estimates of your property as an Airbnb. 

Step 2#
Appraisal

To ensure we're giving you accurate numbers, we'll appraise your property either in person or online to get all the details. You'll receive your forecast and an agreement.

Step 3#
Listing your Property

Once you've signed we'll start the onboarding process, this usually takes approximately 7 days. We'll do all the setting up.

We Manage
Everything

Depending on the package you chose, we'll manage your property fully or work alongside you. This is what we're good at!

You Profit

Owners will have full visibility on their calendars with monthly statements and income sent.

Your Property = Your Listing

Our Partner Program is designed for flexibility. The key feature of our Co-Hosting arrangement is that at the end of your working relationship with HostyCo, owners will have the ability to leave with their listings and reviews*. How do we do this?

Airbnb: We will create the owner an account under their email and list the property under that account. The owner retains that account thereafter.

Booking.com: We list your property under the HostyCo Booking.com account. Listings are transferrable for when your management ends. 

Stayz: We would list your property under our HostyCo account. Listings are non-transferrable but we can transfer the reviews when your management ends. 

Direct: We would be unable to transfer your listing or reviews taken on our direct booking website. HostyCo retains this platform but would delete your listing. 

Other: Any listings and reviews under Google, accessible accommodation etc would need to be deleted when your management ends. 

What Services are
Included in Co-Hosting?

To put it simply, we're your virtual assistant property manager. Anything from setting up your property online to anything done digitally, we're your Co-Host. Anything on the ground will be the owners responsibility to arrange. 

Appraisal

Complimentary appraisal of your property, with forecast of what it can earn as an Airbnb. No obligation to sign up. 

Platforms

We list your property everywhere to ensure we maximize your booking potential. We also allow guests to book direct on our website. 

Photography

Additionally, our onboarding comes with minimum 20 professional photos to showcase your property. 

Owner Portal

Owners have access to their own owner portal where they can monitor their calendar and bookings, we even tell you exactly what your payout will be for every booking.

Security Bonds

We ensure all bookings come with either a security bond or AirCover. This ensures any guest damages are covered.

Guest Response

Your property managers are on 24/7 guest response to ensure all guests are looked after for any questions they have during their stay.

Welcome Guides

Got a TV with a trick to it? Or a complicated oven? We'll do up a welcome guide for guests with instructions on how to enjoy your property.

Guest Vetting

HostyCo has a firm no parties policy, with every booking and guest vetted to ensure good booking history and all age requirements are met. 

Dynamic Pricing

We never just set and forget your pricing. We implement dynamic pricing to ensure your property is priced competitively and to its max potential for profit.

Advertising

Does your property need a boost? Or want to show off a nice feature? We'll advertise and get your property out there!

Community

We are committed to  organizing giveaways and charity opportunities to ensure HostyCo is supporting our locals and their businesses.

Monthly Statements

+ EOFY

Stay informed when we send our digital End of Month and EOFY statements to your owner portal for download and viewing. 

Owners to arrange:

Owners are required to organize Cleaning, Linen Laundering, Quality Checks, Supplies, Damage Claim follow up, Bins, Property Maintenance and Lawns. 

Need a hand?

HostyCo offers Bin services, Cleaning + bed making Services and Call outs as extras. These are invoiced separately to the Co-Hosting Service. We're happy to assist in these areas but recommend Full Management for the best value, as these are all inclusive.
